Q: What is a Buyer’s Agent?

A Buyer’s Agent is a licensed real estate agent or broker who solely represents the best interests of the Buyer. Important: Buyers who purchase directly from the listing (Selling) Agent do not receive the RaEBATE and do NOT receive the best possible price, terms and conditions, since the listing agent is legally obligated to represent the Seller, NOT the Buyer!

Q: Who pays the Buyer’s Agent?

The Seller. The commission that the Seller pays is split between the Seller’s Agent and the Buyer’s Agent. There is no charge to Buyers for being represented by us. In Georgia, it is standard practice for the seller to pay 3% commission to buyer’s agent.

Q: What is the REBATE?

We can rebate (to you!) an incredible up to 50% of the standard 3% seller-paid buyer agent commission, based on a minimum $5,000 commission. 

Q: How and when will I receive my rebate?

Our rebate can be provided to reduce purchase price of house or towards closing costs (on the settlement statement) so you bring less cash to the closing table.

Q: How do I calculate my BUYER REBATE?

RESALE HOME PRICE RESALE HOME REBATE
$500,000-$749,999 30% (OF 3% COMMISSION)
$750,000-$999,999 40% (OF 3% COMMISSION)
$1,000,000- 50% (OF 3% COMMISSION)
Example #1: On the purchase or sale of a $500,000 property, the calculation would be: $500,000 x 3% (Seller paid) Commission = $15,000 Commission.

$15,000 x 33% = $5000 REBATE
Example #2: On the purchase or sale of a $750,000 property, the calculation would be:

$750,000 x 3% ((Seller paid) Commission = $22,500 Commission

$22,500 x 50% = $11,250 CASH BACK/ REBATE

Q: What’s the catch?

The rebate percentage is tied to the number of showings that you book through us. You can book an unlimited number of showings and there are no fees to book a tour, however the rebate percentage begins to decrease with each showing starting with the first showing. After 10 showings, the refund is reduced by 10% and after 20 showings by 20%

As an example assuming 3% commission to buyer agent if property price is $ 750,000 and number of showings is between 11 & 20 then the rebate reduces to 30% instead of 40% of buyer agent commission. However our service includes expert support from offer to close.

Q: Do you offer REBATES on New Construction House Purchases?

On New Construction we offer HUGE commission DISCOUNTS. For new construction the credit can be given to reduce purchase price of house or towards design center upgrades or towards closing costs (on the settlement statement).

Example #3: On the purchase or sale of a $750,000 property, the calculation would be:

$750,000 x 3% ((Seller paid) Commission = $22,500 Commission

$22,500 x 65% = $14,625 is your CASH BACK/REBATE

Q: Do you offer rebates to Sellers?

Q: Do you provide “Full-Service”, even though I’m receiving your REBATE?

Absolutely! We take care of all of the appointments and arrangements necessary to create a schedule that works best for you. We will be with you on your home viewings in order to answer your questions, do valuable market research and assist you in every way possible.

Q: If I purchase a home directly from a new home builder, won’t I be able to negotiate a lower price?

No! This is a common misconception. Because more than 95% of all new homes are sold by real estate agents, it would be self-defeating for home builders to have a “two-tiered” pricing structure. Buyers not represented by Agent Desai simply leave the entire commission behind for the listing agent and/or the home builder to keep for themselves!

Q: What is the advantage of a “Pre-Approval” Letter?

The reason why a Pre-Approval Letter is so critical to your success is that the inventory of Fine Homes for sale in Atlanta is now significantly less than it was a few years ago. It’s not unusual for a new listing that is fairly priced to have multiple full-price offers within the first few days. If your offer is contingent on financing that is not already “Pre-Approved”, your offer will, most likely, not even be considered – even at full-price (or more!). Please don’t be concerned about this step: Agent Desai’s preferred lenders are highly experienced and very friendly!
